High-Rise Condo Junk Removal in
Philadelphia

In a Rittenhouse tower, the Society Hill Towers or a Logan Square high-rise, the hard part isn't the couch — it's the paperwork and the elevator. We handle both: the COI naming your building issued same-day, the freight elevator and loading dock reserved, and the sectional split to fit the service car. One flat price from $126, quoted from a photo, with no high-rise surcharge and no PA sales tax on the service.

Center City towers run on a COI and a dock window

Philadelphia's high-rise belt — the luxury condos around Rittenhouse Square and the Avenue of the Arts, the three I.M. Pei Society Hill Towers, the Logan Square towers and the new Comcast-district buildings — works nothing like the rowhouse city around it. There's no curb to set a couch on and no back door to carry it out of. Before a vendor can move a single item, building management wants a Certificate of Insurance naming them as additional insured (typically at least $1M general liability), the freight elevator reserved days in advance, and a loading-dock window scheduled inside the building's move hours. Miss any of that and the concierge turns you away at the desk.

That's the whole reason people call us for a tower unit. We issue the COI same-day to your management company's exact naming, book the elevator and dock, split the sectional for the service car, pad the elevator and protect the floors, and carry everything out of the unit. The price is flat and photo-quoted, and none of that logistics work is an add-on — there is no high-rise surcharge.

How a Philadelphia condo removal works

1 · Send a photo + your building

Snap what's going and tell us the building. You get a flat price in seconds, and we ask for your management company's COI naming requirements.

2 · We file the COI & book the elevator

The Certificate of Insurance goes to management same-day, and we reserve the freight elevator and loading-dock window inside your building's move hours.

3 · We clear the unit

A vetted, insured crew checks in at the desk, pads the elevator, splits the sectional if needed, and carries it all down and out. You lift nothing.

How much does high-rise condo junk removal cost in Philadelphia?

Flat and photo-quoted before anyone shows up — the COI, the elevator window, the dock coordination and the carry are all baked in. For a benchmark, Homeyou pegs the average Philadelphia junk-removal job around $231–$242, and a traditional full-service tower pickup runs $150–$400+ after a minimum, an estimate visit, and often a "high-rise" or "elevator" fee. Ours is a flat $126 for a sofa, with the tower logistics included.

Does the City of Philadelphia pick up from a high-rise?

Effectively, no. The city's curbside bulk program is built for houses of six units or fewer — two items set out at the curb on your trash day, appliances by separate 311 appointment (dial 3-1-1, or 215-686-8686). A Rittenhouse or Logan Square tower has neither a curb to use nor a management office that will let you stage furniture on the sidewalk, and the city itself directs 7-unit-and-larger buildings to use a private hauler. So for a condo, the municipal route isn't a slow option — it's not an option at all.

That's the lane we're built for: the insured private hauler your building actually requires. We bring the COI, the reserved elevator and the dock window that management demands, work inside the building's move hours, and carry the unit out cleanly — same-day when a slot's open, one flat price, no surcharge for any of the tower logistics.

What we clear from condos

  • Sofas & sectionals — split on site to clear the service-elevator car and the corridor doors, priced as one flat number.
  • Bedroom & dining sets — mattresses, dressers, headboards, tables and chairs from a turnover.
  • Appliances & electronics — fridges (freon recovered), washers, TVs and monitors diverted to e-waste.
  • Office & investor-flip clear-outs — a downtown suite or an investor unit emptied between owners in one trip.
  • Whole-unit turnover — the full condo cleared and broom-ready, priced as a truck-fill.

What happens to it after it leaves the building

Tower turnovers produce a lot of good furniture, and we route the usable pieces to Philadelphia donation partners — Goodwill, Habitat for Humanity ReStore, the Salvation Army and Vietnam Veterans of America — so a barely-used sectional or a designer dresser furnishes another home instead of the landfill, with a donation receipt if you want one. TVs, monitors and computers are diverted to e-waste recycling as Pennsylvania's Covered Device Recycling Act requires, refrigerators and wine coolers have the freon recovered before disposal, and metal is recycled. Disposal is already inside your flat price, with no dump fee and no PA sales tax on top.

The COI, the freight elevator, the dock — handled

This is the part that separates a tower job from a rowhouse job, and it's exactly what we productize. Every Center City building has its own rules, and we work to them: the COI is written to your management company's precise additional-insured language and filed before the crew arrives; the freight elevator is reserved for the window management assigns; the loading dock is booked so the truck isn't circling Rittenhouse looking for a spot; the elevator pads and lobby floors are protected; and the crew checks in with the concierge or front desk the way the building expects. In a converted Old City loft we use the building's freight elevator; in a Federal-era Society Hill townhouse with no elevator we do the narrow-stair walk-up carry instead. Whatever the building demands, it's coordinated for you and it's inside the flat price — never a line item, never a surprise "high-rise fee" like the volume franchises tack on.

When Center City calls us

  • Condo turnover — old furniture out before a new owner or tenant moves in, sectional and all.
  • Downsizing into the tower — the pieces that didn't fit the new footprint cleared the same week.
  • Investor unit flips — an Avenue-of-the-Arts or Logan Square unit emptied on a listing deadline.
  • Estate & inherited units — a Society Hill Towers apartment cleared discreetly for an executor.
  • The oversized delivery problem — a new sectional lands and the old one has to be split and gone that day.

Why Center City chooses JunkRabbit

  • COI same-day — written to your building's exact naming, filed before the job.
  • No high-rise surcharge — the elevator, dock and carry are all in the flat photo price.
  • We carry it out — full-service through the building, sectionals split for the service car.
  • Insured, discreet, on the building's schedule, with donation and e-waste recycling included.
