Northern Liberties spent a century as an industrial district and then reinvented itself as one of Philly's trendiest addresses. That history left it with a split personality that shapes the junk work here. On one side are the converted brick lofts and the wave of new-construction condos and townhomes — a young, moneyed crowd that moves often, so there's a steady churn of loft and condo turnover, investor flips, and new-build move-in debris. On the other side is a hazard the trendy listings don't mention: the finished basements flood. During Ida, water in some NoLibs basements reached three and a half feet, and when the Delaware or Schuylkill backs up, the muck-out is a real, recurring job.

We run both lanes. For a turnover, we clear the old furniture and leftover debris, handle the building's COI and freight elevator where the loft conversion requires it, and carry from the unit where the townhome has no elevator — one flat price either way. For a flood, we dispatch fast and haul the heavy, wet, ruined material: waterlogged sofas and mattresses, soaked drywall and insulation, dead appliances, and the stored belongings that didn't survive. You approve a flat price from photos; we do the hauling.

Does the city help after a flood — or with a turnover?

Not really. The city's two-item curbside bulk limit and its 311 appliance appointment (six-unit homes or smaller, up to four items, days out) are curbside, rationed, and slow — useless when a flooded basement leaves a truckload of soaked furniture and drywall that has to go now, or when a loft turnover has to be empty for the next tenant this week. And the city's convenience centers are resident drop-off only; they don't come get it, and they won't take construction or demolition debris at all. After a storm, a hauler is the realistic route.

Our answer is the opposite of rationed: fast dispatch, inside the unit, everything in one visit. We come up the basement stairs, carry the wet and heavy material out, and it's gone the same trip — one flat price, no appointment lottery, no sidewalk pile mildewing for a week.
