Center City & Rittenhouse

Condo Cleanout in
Center City & Rittenhouse

In a Rittenhouse or Avenue-of-the-Arts tower the hard part isn't the furniture — it's the building. No curb to use, a freight elevator that has to be reserved, a loading dock with a window, and a front desk that won't let anyone up without a Certificate of Insurance on file. We handle all of it: COI naming management, elevator and dock booked, sectional split for the service car, everything out in one trip. Flat photo-quoted price from $241, no high-rise surcharge, no PA sales tax on the service.

How a Center City condo cleanout works

1 · Photo & building details

Send a photo of the unit and the building name. You get a flat price back, and we prep the certificate of insurance naming your management company as additional insured.

2 · We book the building

We file the COI, coordinate with the front desk or manager, and reserve the freight elevator and a loading-dock window — the scheduling most towers require, handled for you.

3 · Cleared in one trip

An insured crew carries everything from the unit to the service core, splits the sectional to fit the car, loads at the dock, and hauls it — household and office items together.

How much does a condo cleanout cost in Center City?

It's truck-fill priced and quoted flat from your photos — the COI, the freight elevator, the dock window and the long carry from the unit to the service core are all already inside the number. For a benchmark, Homeyou pegs the average Philadelphia junk-removal job around $231–$242; a full condo turnover is a truck-fill job, and there's no tower upcharge on top of the ladder below.

Quarter truck — a room or a light turnover$241

The COI, the elevator, and the dock — handled

This is the part that stops most people, and it's exactly what curbside services and the city's two-item bulk pickup can't touch — because a Center City tower has no curb to use. Buildings along Rittenhouse Square, Locust Street and the Avenue of the Arts require a certificate of insurance naming building management as additional insured, typically around $1M general liability per occurrence, before any vendor can enter the loading dock or the freight elevator. The freight elevator is reserved days in advance with a set dock window, and the front desk holds the line until the paperwork clears. We do all of that for you: issue the COI (usually same-day), coordinate with the concierge or manager, and lock the elevator and dock reservation. On the day, the crew carries everything from the unit to the service core, splits the sectional to clear the car, and loads at the dock — no curb, no problem, and no upcharge for the building.

What we clear from a Center City condo

  • Full condo turnovers — sofas, beds, dressers, dining sets and everything a departing owner or tenant leaves behind.
  • Sectionals that won't fit the car — split on site to clear the service elevator and the unit door, reassembled downstairs.
  • Investor unit flips — a bought-out or estate unit stripped and ready for the next owner.
  • Home-office & downtown office clear-outs — desks, office chairs, filing cabinets, cubicles and conference tables.
  • Electronics & e-waste — TVs, monitors, desktops and printers, diverted to recycling in the same load.

Where it goes after it leaves the tower

A condo turnover usually holds good, resellable pieces. Furniture and household goods in usable shape are routed to Philadelphia donation partners — Habitat for Humanity ReStore, Goodwill, the Salvation Army and Vietnam Veterans of America — with a receipt available, so a decent sofa or desk furnishes another home instead of a landfill. Old televisions, monitors, desktops and printers go to e-waste recycling as Pennsylvania's Covered Device Recycling Act requires; metal is recycled; and only the remainder is disposed. It's all inside the flat price — no separate dump fee, and no PA sales tax on top.

When Center City calls for a condo cleanout

  • Selling or turning over a unit — cleared, cleaned out and ready to list or hand to the next tenant.
  • An investor flip — a bought-out or inherited unit stripped on a deadline.
  • Upgrading the furniture — the new sectional lands and the old one has to leave on the freight elevator the same day.
  • Downsizing into the city — an empty-nester's move that leaves a truckload behind.
  • A downtown office move — desks, chairs and files out before the lease ends.

Why Rittenhouse chooses JunkRabbit

  • COI & building coordination — the insurance, the elevator and the dock booked for you, usually same-day.
  • No high-rise surcharge — the tower logistics are inside the flat photo price; no PA sales tax.
  • Full-service from the unit — we carry it to the service core and split the sectional; you lift nothing.
  • One trip, household and office, with donation and e-waste recycling included.
