Cobbs Creek & Kingsessing
West Philly's long blocks of solid brick rowhomes, owned by the same families for decades. When it's time to clear a cellar, downsize to stay in the house, or settle a parent's home, we go down the stairs, carry it all up, and out the front to the truck — one flat photo-quoted price, the good pieces sent to donation. No stairs surcharge, no PA sales tax on the service.
Cleanouts done with respect, on your block
Cobbs Creek and Kingsessing — the 19139, 19143, and 19142 blocks west of Baltimore Avenue and along Cobbs Creek Parkway — are the kind of West Philly neighborhoods where people put down roots and stayed. These are sturdy two-story brick rowhomes with full basements, bought and paid off by working families, many of them owned by the same household for thirty, forty, fifty years. What that longevity leaves behind is a cellar and an attic that quietly filled over the decades: a retired freezer, the furniture that got replaced, tools, holiday bins, cases of paperwork, and a lot of "we might need that someday."
When the time comes to deal with it — a parent downsizing so the stairs are safer, a home changing hands in the family, or an estate being settled after a loss — the last thing anyone wants is to drag it all up themselves. That's our job. We bring the crew, take the cellar stairs, carry everything up and out the front, and hand you one flat price you already approved from a photo. Anything still good goes to donation, metal and electronics get recycled, and the room you've been circling for years is clear by the afternoon.
What we clear in Cobbs Creek & Kingsessing
- Estate cleanouts — settling a family home, basement to attic, in one or more scheduled truckloads, with items the family flags set aside.
- Aging-in-place downsizing — clearing a basement, a spare bedroom, or the attic so a longtime owner can stay in the house safely.
- Full-basement clear-outs — the signature West Philly job: old furniture, a dead appliance, tools, and years of boxes, carried up and gone.
- Single heavy items — a sleeper sofa, a chest freezer, a washer/dryer, or a piano that has to come up from below grade.
- Whole-home clears before a sale — everything out so the house shows empty and ready.

Does the city do an estate or basement cleanout?
Not the kind you need. The city's two-item curbside bulk limit lets you set out two large items on your regular trash day, and appliances go through a separate 311 appointment (homes of six units or fewer, up to four items, scheduled days out). A whole basement, or a house being settled after decades of living, is neither two items nor a curb job — you'd be hauling every piece up your own stairs, spread across weeks of trash days, with a pile on the sidewalk in between. The city's convenience centers are drop-off only, and you have to get it there yourself.
What we do is the part the city program doesn't: same-day, inside-the-home, multi-item, in one visit. We take the stairs, we do the loading, and it leaves the same trip — no rationing two items a week, no sidewalk pile, no rented van and a sore back. One flat price, one afternoon, and the good things go on to a second home instead of the landfill.
West Philly access, handled
- Steep, tight cellar stairs — the classic Philly basement staircase; we bring the crew and the technique to get big pieces up without a scratch.
- No driveway, front-door-only — everything comes out to a curbside truck, the way these rowhome blocks are built.
- Parking on the block — we stage the truck and keep the carry short; that's on us, not you.
- Donation + recycling routing — Goodwill, Habitat ReStore, VVA, and St. Vincent de Paul for the good pieces; metal and e-waste recycled.
When Cobbs Creek calls us
The most common call is a family clearing a parent's or grandparent's house — a home held for generations, now being sold or passed on, with a cellar and attic full of a lifetime. Close behind is the longtime owner who wants to stay put but needs the basement and the stairs cleared to move around safely, and the adult child helping a parent downsize into fewer rooms. We also take the single heavy pieces — an old freezer, a sleeper sofa, a washer that finally quit. Whatever the reason, it's one set of photos, one flat number, and we carry it up.
What Cobbs Creek & Kingsessing customers say
"My mom's had the house on this block since the 70s. We finally cleared the basement so she can stay in it — old furniture, a freezer, boxes to the ceiling. They carried every bit up those cellar stairs and gave what was good to Goodwill. Respectful the whole time."
"We were settling my uncle's estate over in Kingsessing and needed the whole house emptied before the sale. Basement, attic, everything — one flat price from photos, no surprises, and they set aside the couple of things the family wanted. Made a hard week easier."
"Just needed an old washer and a sleeper sofa gone from the cellar. Priced it off a photo, showed up when they said, hauled both up the narrow stairs. No driveway, no problem, no sales tax. Fair and easy."
